What guests are actually booking

Short-stay guests on the Coast are buying a Saturday. Light, a clear run to the balcony, a bed that looks like rest, somewhere to put a laptop that is not the kitchen bench.

They are also booking the photos. The living room has to do sofa, sleep and a coffee table in one frame.

That is a cohesion problem, not a shopping problem. A mood board folder of screenshots will not tell you whether the sofa bed clears the walkway, or whether a teal cushion holds in Gold Coast afternoon light.

What we designed at Surfers

We designed a Surfers Paradise Mantra apartment for exactly this brief.

The living room had to sit and sleep. A proper sofa bed, teal and silver cushions, a patterned neutral rug, a coffee table that can move. A foldable table and a woven chair made a work nook that did not steal the room. Coastal artwork instead of leftover fittings. Soft greys with teal and silver in the living room, sage held for the bedroom, so the place photographed calm, not themed.

The bathroom had to clean easily and look like someone chose it. The balcony needed a reason to sit — morning coffee, not leftover plastic.

Same virtual process we use for a family living room in Hope Island or ocean-view living in Main Beach . Different brief. Guest-ready, not display-home-for-sale.

How a host brief is different

You are not emptying the personality out for buyers. You are deciding what a stranger can use in two nights without asking you.

3. Mood boards and layout

This is the part people think they can DIY with a screenshot folder. A mood board that works has to hold together in real Gold Coast light, with real proportions, against the furniture you're keeping. We design that at the studio: colour, texture, layout, the pieces that earn their place.

You get two revisions on the Design Concept. Enough to refine. Not so many that the project drifts.

4. Your shopping list — or we buy it for you

A spring refresh you can live in

August here is the hinge between winter and spring. That's usually a colour and cohesion problem, not a "rip it out" problem. A live-in refresh is different from dressing a house to sell. You're not emptying the personality out. You're deciding what stays, what goes, and what the room is actually for.

In Broadbeach , that meant nature-inspired colour against existing white walls — lively, not stark. In Main Beach , the brief was ocean-view living: deep blue, light timber, a room that lets the view do some of the work. At Hope Island , a family room needed to feel grown-up and still be a room a family could use — off-white sofa, olive swivel chairs, texture rather than clutter.

None of those started with a demolition. They started with a brief.
